Help! My geyser burst / I have a leak in my apartment...

  • Most sudden and unexpected events – such as a burst geyser or a leak are covered by our building insurance. Please download the latest CIB Insurance Policy and the accompanying Insurance Circular, which explains what to do (in detail) and who to contact.
  •  Unless a geyser has failed due to a maintenance lapse, a “burst” geyser is insured. You will require a qualified plumber to certify the repair and/or replacement of the unit. The preferred contractor for the building is Impro Plumbing, who can be contacted on +27 (0) 21 948 3198, although any registered plumber may be used.
  • In the event of a water leak, the source must first be identified before costs can be allocated:
    • If the leak originates in common property, the body corporate will pay for repairs – unless it’s within an exclusive‐use area (eg. a private storeroom), in which case the owner of that area is responsible.
    • If the leak comes from a sectional title unit, we will need to notify that unit’s owner, who then must arrange and cover the repair.
      • Please Note: Our insurance covers damage from sudden, unforeseen leaks – but will not pay for harm resulting from a failure to maintain. If a claim is repudiated on those grounds, the owner responsible for the leak must cover all repair costs, including any resultant damage.
  • If anything is unclear or you need assistance downloading the policy or circular, please contact the building manager.

My windows and/or sliding door need repairs, what process should I follow?

  • For repairs to windows and sliding doors, it helps to understand the three relevant scenarios: ordinary maintenance, insured events, and other damage.
    • Ordinary Maintenance: Ordinary wear-and-tear and/or maintenance issues are shared equally: repair costs are split 50/50 between the owner and the body corporate.
    • Insured Events: If, however, a window or door fails suddenly and unexpectedly – with no negligence involved – it may be covered under our building insurance.
    • Other Damage: Anything which does not fall into those two categories (routine maintenance or an insured event) is the owner’s responsibility in full.
  • Before any repair work may begin, the source and scope of the issue must be assessed. Our preferred contractor is Alucare (who may be contacted on +27 (0) 82 883 4911), who know the building’s aluminium and glass installations inside out.
    • You may engage any certified installer, but please note that the body corporate will contribute only up to 50% of the cost as quoted by Alucare.
  • Annual servicing recommended: To keep components running smoothly and avoid larger replacement bills, we recommend servicing all windows and sliding doors once per year.
  • Record‑keeping: The building manager maintains a log of all maintenance and repairs. This helps us track work history and plan future upkeep efficiently.
  • A formal protocol under Management Rule 34 – outlining how windows and doors will be managed going forward – is currently being finalised and will be communicated once approved.
  • If you have questions about a specific repair or need to arrange an assessment, please contact the building manager or Alucare directly.

I'd like to do some renovations in my apartment, what is the approval process?

Renovations within your apartment or exclusive‑use area are regulated by Perspectives Conduct Rule 4.9 and our Policy on the Use of Common Property. To ensure a smooth approval process and compliance with all requirements:

  •  Submit your application for approval to the building manager well in advance of starting any work.
  • Obtain any external approvals needed (for example, from the City of Cape Town) before commencement.
  • Pay a refundable damage deposit of R 5 000 to the trustees’ office prior to starting; upon completion, an inspection will determine if any deductions are necessary.
  • Schedule your work only during permitted hours as set out in the Conduct Rules.
  • For questions, pre‑approvals or to submit your application, email the building manager at perspectives@lime.capetown.

Following these steps will help protect your deposit, avoid delays, and ensure your renovations meet all scheme requirements.

  1. Submit your application: Complete the Pet Application Form and email it, along with registration papers and veterinary proof of neutering/spaying and inoculations, to perspectives@lime.capetown.
