Important things you need to know about this Sectional Scheme
We pride ourselves on providing a safe, secure environment for all those who live here or visit us.
Safety & Security
The Perspectives Body Corporate employs a professional private security company to ensure the safety and security of all building users. This company is assisted by a professional armed response company when required. For the safety and security of all, access to the building is regulated in accordance with trustee directives which the guards must implement.
We respectfully ask that the guards’ instructions be followed and that any queries be raised with the building management.
Please note that guards may not handle any deliveries or hold any items on behalf of anyone - and that no items may be left on common property unattended.
The Security Team’s responsibilities are explained the the following circular: Security Team Responsibilities
Please be advised that there is 24-hour CCTV surveillance in common areas.
Parking
Parking Bays are linked to apartments via the Sectional Title Scheme's Conduct Rules. Should a vehicle be illegally parked in an incorrect bay, the vehicle will be clamped and a fine of R500 per day will be charged and is payable at the security desk before the vehicle is released. Please refer to Perspectives Conduct Rule 3 for more details pertaining to vehicles and parking.
Pets
Owners may be permitted to have pets within their apartment, subject to the process and conditions as set out in Conduct Rule 1 of the Perspectives Body Corporate Rules. Permission may be revoked if those conditions are not complied with. Please refer to the Policies and Application Forms Tab on this website for more information.
Pedestrian Access
For both safety and security reasons, pedestrians may only access the building via the glass-doored pedestrian entrance at 37 Roeland Street which leads into the main lobby where the security desk is located.
Residents are to have access tags to scan themselves in and out of the building. Anyone who does not have an access tag may gain access to the main lobby either via the intercom system or by accompanying the person/s being visited. One access tag may not be used by more than one person at a time.
All those who are not in possession of an access tag – for whatever reason - are required to make an entry in the visitors’ book at each entry and exit. Only then may guards allow either entry into or exit from the other areas of the building via the visitors’ entrance next to the scan-through turnstiles.
Occupancy
Owners are required to inform the body corporate of occupancy changes of a unit as per section 13 (1)(f) of the Sectional Titles Schemes Management Act, 8 of 2011 and of Perspectives Conduct Rules 8.1, 8.2 and 8.6. Please download & complete the Change in Occupancy form & email it to perspectives@lime.capetown
